Edmonds is one of Burnaby's quieter residential districts — a neighbourhood in genuine transition. The area around the Edmonds SkyTrain station (Expo Line) has been designated for densification, and the mix of housing here reflects that in-between moment: older detached homes and post-war bungalows on blocks like Gilmore Avenue and Edmonds Street, alongside newer low-rise condos and townhomes that have gone up in the last decade, with more on the way.
The older housing stock — single-family homes and rental suites in converted houses — tends to have Kwikset or older Weiser deadbolts. These are generally serviceable and rekey cleanly unless they've been subject to years of amateur rekeying attempts. It's not unusual to arrive at an Edmonds home and find a deadbolt that has been rekeyed with mismatched pins that make the key hard to turn. The newer developments along the Kingsway corridor and on the blocks surrounding Edmonds Community Centre — the neighbourhood's main civic anchor at 7282 Kingsway — tend to use more recent Schlage hardware. The community centre itself draws a lot of foot traffic from the adjacent residential blocks; we often get calls from this area after someone locks keys inside a vehicle in the surrounding parking areas.
Edmonds borders Highgate to the north and South Slope to the east; the neighbourhood's southern blocks approach New Westminster's boundary. The blocks closest to the New Westminster border — around Stride Avenue and 14th Avenue — are some of Burnaby's oldest housing, and mortise-style locks and older lever hardware appear more frequently here than anywhere else in Burnaby.
Kingsway through Edmonds can bottleneck at the Edmonds intersection during peak hours, but most residential streets run parallel and are accessible off Stride Avenue or Gilmore Avenue.
